The Approval Stage explained…
Once you are happy with your home design plans with your team (architect/designer, builder), the next part of the Approval Stage begins. Planning Approval and Building Approval require different professionals to assess each of these types of development. For example, for a new garage the planning team will assess its location, appearance, remaining open space, setback from the street and other relevant issues contained in your local council’s development plan. Building Approval will require assessors to make sure the building will be structurally sound and safe, and it will be evaluated against the Building Code of Australia.
😉 HINT: Choose to have your designer/architect to lodge your application on your behalf and become the primary contact throughout the process. It’s not a legal requirement to do so, some choose to lodge themselves as there is a new e-planning system called PlanSA, enabling you to apply online using the form provided. On this portal, there is a checklist, to help you organise all the relevant documentation required. Others choose their local council to lodge for them, your council may ask for a fee to do so. Some feel like they want to do it themselves due to saving money and time. While having your architect/designer to lodge comes at an additional cost, the resulting application process is much more seamless and may actually save you money and time in the long run, as they understand how the system works, know exactly what you need for documentation and can resolve any problems early on.
🤔 How long will it take for my application to be approved? The timing for this stage will be influenced by everyone involved, being able to work together, as well as you, being able to finalise your selections. Approvals can take up to 6 months or even more, so be prepared and organised from the get-go.
