Planning and Design Stage explained...

Once you have purchased your block of land, then the excitement begins. During the planning and design stage you will be able to communicate with an architect or building designer exactly what you want to include in your new home. This stage involves regular meetings and communication in order for an accurate design to be created. Decisions are made, alterations are made and building a house starts to become a reality.
HINT: Make sure you keep in mind any budget restrictions you may have. Clients should always ask the architect/building designer: "Do you think that is achievable for the budget I have?”

What is the difference between a building designer and an architect?
Put simply, architects cost more, because they have received the most training, however, it is up to you and the type of project you need help with, as to who you choose to work with.

Do you choose your builder or architect first?
It doesn’t matter who you choose first, but what really matters most is that you bring BOTH of them on board at the start of the architectural design process. They both bring unique perspectives, skillsets, ideas, and expertise to the table, and you will want to benefit from the magic that results from their collaboration. HINT: Build your Dream Team early! If you find an architect you want to work with, be sure to ask if he or she is willing to collaborate early with your builder. If you decide to find a builder first, learn if the builder is able to work well with an architect.

Approval Stage

The Approval Stage explained…

Once you are happy with your home design plans with your team (architect/designer, builder), the next part of the Approval Stage begins. Planning Approval and Building Approval require different professionals to assess each of these types of development. For example, for a new garage the planning team will assess its location, appearance, remaining open space, setback from the street and other relevant issues contained in your local council’s development plan. Building Approval will require assessors to make sure the building will be structurally sound and safe, and it will be evaluated against the Building Code of Australia.

HINT: Choose to have your designer/architect to lodge your application on your behalf and become the primary contact throughout the process. It’s not a legal requirement to do so, some choose to lodge themselves as there is a new e-planning system called PlanSA, https://plan.sa.gov.au/ enabling you to apply online using the form provided. On this portal, there is a checklist, to help you organise all the relevant documentation required. Others choose their local council to lodge for them, your council may ask for a fee to do so. Some feel like they want to do it themselves due to saving money and time. While having your architect/designer to lodge comes at an additional cost, the resulting application process is much more seamless and may actually save you money and time in the long run, as they understand how the system works, know exactly what you need for documentation and can resolve any problems early on.

How long will it take for my application to be approved? The timing for this stage will be influenced by everyone involved, being able to work together, as well as you, being able to finalise your selections. Approvals can take up to 6 months or even more, so be prepared and organised from the get-go.

Once you are approved, building can commence, congratulations!

Construction Stage

There’s no place like... a construction site!

The Construction Stage explained... briefly.

HINT: Compartmentalising the building process into 6 phases will help you keep moving forward.

1. "You can't build a great building on a weak foundation." - Gordon B Hinckley. After the site has been set out by either the builder or surveyor, the heavy movers come in and proceed with the levelling and excavation work. Footings are dug and installation of under-slab drainage, moisture barriers and termite protection is done. Initial works for underground power and plumbing are also put in during this phase. The slab is then poured.

2. "Love it, Frame it!" Framing phase is when your dream home really starts to come to life. It involves carpenters to build wall frames, roof trusses and the roof is sheeted. Your home will be wrapped to seal it from the elements.

3. "Lock it in Eddie... Lock up phase is the point where your home can be ‘locked-up’. Windows and external doors will be installed. Exterior cladding will go on and plumbers and electricians will be there bringing in the various lines (plumbing pipes, ducting, electrical conduits) to the home.

4. "Can we fix it? Yes we can." - Bob the Builder. The Fixing phase welcomes us into the interior part of your home. Insulation is placed in walls and ceilings and then plasterboard is installed, with plastering and sanding then completed. The internal doors and cabinetry go in, as well as flooring, skirting boards and architraves. Baths, basins and sinks also appear during this phase.

5. "The icing on the cake!" Completion phase is the most exciting one as it is when the painting and tiling is finished and external render and the garage doors are put on. Electrical and plumbing fit-offs, bench-tops, shower screens and mirrors are all installed, along with a builders clean done

6. "Show me the... keys." The handover is an important phase where you check to ensure everything is finished to your expectations with your builder. Home sweet home.
