The Construction Stage explained... briefly.
😉 HINT: Compartmentalising the building process into 6 phases will help you keep moving forward.
1. "You can't build a great building on a weak foundation." - Gordon B Hinckley. After the site has been set out by either the builder or surveyor, the heavy movers come in and proceed with the levelling and excavation work. Footings are dug and installation of under-slab drainage, moisture barriers and termite protection is done. Initial works for underground power and plumbing are also put in during this phase. The slab is then poured.
2. "Love it, Frame it!" Framing phase is when your dream home really starts to come to life. It involves carpenters to build wall frames, roof trusses and the roof is sheeted. Your home will be wrapped to seal it from the elements.
3. "Lock it in Eddie... Lock up phase is the point where your home can be ‘locked-up’. Windows and external doors will be installed. Exterior cladding will go on and plumbers and electricians will be there bringing in the various lines (plumbing pipes, ducting, electrical conduits) to the home.
4. "Can we fix it? Yes we can." - Bob the Builder. The Fixing phase welcomes us into the interior part of your home. Insulation is placed in walls and ceilings and then plasterboard is installed, with plastering and sanding then completed. The internal doors and cabinetry go in, as well as flooring, skirting boards and architraves. Baths, basins and sinks also appear during this phase.
5. "The icing on the cake!" Completion phase is the most exciting one as it is when the painting and tiling is finished and external render and the garage doors are put on. Electrical and plumbing fit-offs, bench-tops, shower screens and mirrors are all installed, along with a builders clean done
6. "Show me the... keys." The handover is an important phase where you check to ensure everything is finished to your expectations with your builder. Home sweet home 🧡
